What's Your Home Worth

One of the biggest mistakes I see are homes being priced unrealistically. Unfortunately what many  believe is that a higher asking price leads to a higher sale price when in fact the exact opposite is true.

What can happen when a seller believe their home is worth X amount of dollars? Perception becomes reality in their mind. They interview a couple of Realtors and the first one who agrees with their value gets the job.


What a mistake! A good Realtor can calculate market value the right way. Forget about the fact you made improvements to the house and want to just add what you paid for them to your bottom line. It doesn't work that way. Cost does not equal value and in most circumstances it may not be even close.


When you are selling a home it is vital you get the price correct. This is done by hiring either a well

respected real estate agent or an appraiser.


Take the time to review the track records of both parties. If you are hiring a Realtor ask for their list price to sale price ratio which is the original list price of the home vs what it ultimately sells for. This will tell you a lot about the agents pricing skills.
